Beach House

Project overview

Located in historic Old San Juan, this multi-unit residential remodel seamlessly bridges a modern aesthetic with functional, compact living. The primary architectural challenge centered on a narrow footprint with restricted natural light penetration and cramped multi-family floor plans.

To maximize the square footage and capitalize on the property's impressive vertical volume, the structural layout incorporates an innovative custom lofted space. The interior architecture prominently features a curated material palette of raw wood textures and architectural metals, balancing rustic warmth with contemporary clean lines. To combat the tropical climate, we specified high-durability, moisture-resistant finishes, utilizing local stone textures and custom built-in storage to keep the footprint feeling open and uncluttered.

To resolve the lack of traditional windows, a strategic architectural lighting design plan was integrated throughout, transforming the dark apartments into bright, open, and highly functional environments optimized for modern island living.
